Your dream winter vacation in the Dolomites Tre Cime di Lavaredo/Drei Zinnen region
Our prices are per apartment and day for two persons without meals.
A surcharge per day will be charged for each additional person.
The prices are based on:
Requests, availability and length of stay, from €144.00 to €400.00 per night for two persons.
Offers valid for seven days.
Local tax:
A local tax of €2.50 per person and night will be charged for anyone over 14. This tax is not included in the total price of your stay and is to be paid on site.
The minimum stay is three nights; a two-night stay is only possible on request and subject to availability. At July/August and the end of December, beginning of January the minimum stay is 7 nights.

- Child's cot and chair available on request free of charge.
- For a stay of six nights or more, the apartment will be cleaned including change of bed linen (kitchen excluded).
- Final cleaning included.
- Free parking in front of the house.
- Playground with slide, swing, tree house and jungle gym in front of Hotel Schopfenhof.
- Digital guest directory with hiking tips and useful information about the vacation region.
- Ski storage with ski boot dryer.

Booking changes
If you make changes in your reservation, the total price will be recalculated based on availability and request.
Cancellation insurance
To save you inconvenience and additional expense, we recommend taking out cancellation insurance: Europäische Reiseversicherung company.
Check in/check out
The apartments are ready for occupancy after about 3:00 p.m. on day of
arrival. Apartments must be vacated by 10:00 a.m. on day of departure.
Cleaning
For a stay of seven night or more, the apartment will be cleaned including change of bed linen (kitchen excluded) You will be billed for each
additional cleaning service. We are happy to accept that you don't want
your apartment cleaned. No intermediate cleaning is provided for short
stays of 2 to 6 nights.
Deposit (guaranteed booking)
- Booking is binding for both parties only after receipt of the deposit.
- Deposit amount depends on the total price of your stay.
- If you pay the total bill when you book, you get a 3% discount on the total price.

Final cleaning
The final cleaning is included in the price.
Laundry service
Washing machine and dryer are available for a charge.
Maximum vacation apartment occupancy
Depends on the number of beds/sofa beds for a maximum of 4 to 6 people.
Meals
The apartment booking does not include meals.
Online deposit
If you want to pay your deposit securely and quickly, you can use our online payment system.
Data is transmitted to our local bank in encrypted form. As soon as the
bank transfer is successfully completed, our bank and we will send you
confirmation of your payment. Please keep the receipt.
Payment means and modalities
We accept credit cards
(EC card, Visa, MasterCard). Please understand that under Italian law,
cash payments are only allowed up to EUR 1.999,99. Publication of the new
price lists makes the previous lists invalid. In the event of
unforeseeable economic developments or any 10 percent change in the
current value added tax rate, an adjustment must be made. Value added
tax is included in the vacation price.
Pets
In consideration for our guests with allergies, no pets are allowed.
Requested apartment
We can only take note of room requests depending upon availability.
Smoking is not permitted in the vacation apartments and enclosed areas.
Short stays
Possible on request.
Shuttle service
We have set up a shuttle service for you in winter. On request, it will take you to the Elmo/Helm or Baranci/Haunold ski areas or to the cross-country ski trail free of charge in the morning and bring you back in the afternoon.
SuitePad
Each apartment has a SuitePad, a digital guest directory with many functions. The SuitePad provides you information about tourist destinations, events, mountain tours or general hotel information.

Cancellation Policy and Fees
DEPOSIT (GUARANTEED BOOKING)
Your reservation is only definitively confirmed after a deposit is paid. We recommend you take out travel cancellation insurance.
CANCELLATION FEES
- Up to 3 months before arrival – cancellation is free of charge
- Up to 2 months before arrival, 15% of the total amount booked.
- Up to 1 month before arrival, 40% of the total amount booked.
- Up to 14 days before arrival, 60% of the total amount booked.
- Up to 2 days before arrival: 80% of the total amount booked.
- Cancellations within 1 day prior to arrival, 100% of the total booking will be charged
- in case of belayed arrival, premature departure or no-show we will charge 100 % of the total amount as per Italian law.
The cancellation conditions apply regardless of whether the canceled vacation apartment is fully or partially sublet. Room cancellations can only be made in writing.
The deposit paid before arrival (guaranteed booking) is considered a security deposit and will not be refunded in the event of cancellation.
We recommend that when you book, you take out travel cancellation insurance from Europäische Reiseversicherung. You can easily do this at the following link: Europäische Reiseversicherung.
(There is no right of withdrawal within the meaning of the Consumer Protection Code (Notification pursuant to Part III, Title III, Section I, of the Consumer Protection Code (Legislative decree 206/2005))).
